According to Ducker Worldwide’s MSA Remodeling Model, Select Markets such as Seattle, Minneapolis and Detroit offer significant opportunities for remodeling expenditures

The current buzz at the recent, Hanley Wood sponsored 2007 Remodeling Show, was whether remodeling demand can save the construction industry. Historically, the industry has seen strong demand in both new construction and remodeling, however the current crisis of the credit markets and overall consumer sentiment have made it difficult for building material producers and suppliers to prosper. Recent research and strategic modeling of the building materials industry conducted by Ducker Worldwide indicates a silver lining does exist, primarily in remodeling segments, and only in select local markets.

At this time, the remodeling industry offers greater potential than new construction and while expenditures are expected to slip by less than 5 percent, it is not the drastic double digit continual decline in new home construction. In addition, expenditures for light commercial renovation are anticipated to increase across select markets. Profitable opportunities within the repair/renovation segment are obtainable and companies should steer strategic goals to seize these projects in local markets. The constant challenge for producers and suppliers is to know in advance the key markets for growth.

Ducker Worldwide has launched a custom proprietary Metropolitan Service Area (MSA) Remodeling Program which identifies both singular and a combination of MSA's that represent the most opportunity for dedicated product remodeling expenditures. This statistically based model has identified important drivers of remodeling demand supported by key insights regarding home equity loans, age of homes, historic activity, product sales mix as well as critical and overall key market drivers. A recent run of the model indicates the following singular and combined markets represent good potential for remodeling:
  • Minneapolis, MN
  • Seattle, WA
  • Hartford, CT
  • Sacramento, CA
  • Harrisburg, York, Hanover, PA
  • Detroit, Monroe, Ann Arbor, MI
  • Plus many others…

Unfortunately, the remodeling industry cannot support the construction industry by itself, but building material producers and suppliers will find greater success through focus on local markets that represent highest remodeling potential.
